Reasons Why Zillow's Housing Statistics Aren't Accurate Or Reliable

How many of us turn to Zillow to get a gauge on the housing market? It's easy, we get it, but as a trusted source, sometimes it's best to leave it to the pros. For instance, Zillow states that there are 65 homes on the market under the Grand Lake 80447 zip code. This is inaccurate as currently there are 11 homes in the Grand Lake area and 67 on the market in all of Grand County. Zillow also states that 20 homes have recently sold, but this again is a vague claim. How recently? In the last week? Month? Year? In all, there have been 47 home sales in the MLS over the last year. Additionally, they state that there has been an overall decrease in sales price adding that the market will see a 13.3% drop which is an unsupportable prediction in market trends for mountain homes.

It is important to seek out a trusted real estate advisor to get the larger picture and to see real statistics. Zillow's algorithms apply specifically to cookie-cutter neighborhoods which do not apply to our unique setting in beautiful Grand County. Sotheby's has a well earned reputation for transparent, reliable representation. Get good information from a trusted source.
