The average days on market was 109 for
the past nine months, allowing buyers more time to make
decisions. Winter Park’s highest-priced sold property was
$3.8 million which was a 31% increase over the previous
year. That community also saw a healthy 21% increase in
the average sold price, from $783,071 in 2021 to $947,214
in 2022. Tabernash also saw a large jump in average sold
price, up 32.4% to $1.41 million. Granby, Fraser, and the
town of Grand Lake all saw increases between 10%-20% in
the average sold price over the same period in 2021.
Overall, homes in Grand County sold at an increased price of
19.1% this year, rising from $624,899 in 2020 to $743,948
in 2021. Grand County’s total dollar volume for sold listings
also increased by 18.9% to $738,740,604. In Winter Park,
the county’s second-largest town, buyers purchased 17.8%
fewer properties, but at a 28% increase in price point. Grand
Lake enjoyed a 15.3% increase in average property prices
and a 49.6% increase in all properties sold.
