Wild Acres Basic Information
Wild Acres was established in 1996 and is connected to the Colorado River. Even if your home does not border the river there is an access point for anyone in Wild Acres to enjoy. The neighborhood has access to over 2000 feet of the Colorado River. Wild Acres is located just south of Grand Lake and Rocky Mountain National Park. Both are just a few short drives away. Lake Granby, just south of Wild Acres, offers many lake activities to enjoy. Wild Acres is also far enough away to escape from the crowds of Grand County.
The Colorado River
The Colorado River is 1,450 miles long and starts right in your Wild Acres backyard. The Colorado River flows from Grand Lake and winds right next to Wild Acres. The river offers a calming background to your life while you spend time with your friends and family. All property owners can use the access point to the river through the Preserve while riverfront property owners have private access. On the other side of the river is Heritage Ranch. The Ranch's 810 acres create an open feel on the other side of the flowing waters. Heritage Ranch has been operating as a cattle farm and hay pasture for decades. As with any large undeveloped land, the future is unknown.
Surrounding Activities
Wild Acres is the perfect location to be close to all of Grand Lake's activities. Of course, the river will always be right next door but if you enjoy the lake there is plenty to offer. Grand Lake, Colorado's largest natural lake is only about a five-minute drive away. Shadow Mountain Lake is directly East of Wild Acres and has two boat ramps. And South is Lake Granby, all three lakes have plenty to offer with boating, fishing, canoeing, kayaking, waterskiing, tubing, and plenty of relaxing. Grand Lake's historic town is full of wooden boardwalks, beautiful parks, lots of shopping, and much more. Rocky Mountain National Park offers 415 square miles of exploration and adventure with a large amount of wildlife and plant life. The park is a short drive from Wild Acres and so is the Grand Lake Golf Course. The 18-hole course will take you on a game of golf you won't forget through nature with views at every tee-off. Close to the course is tennis as well as Grand Lake's Nordic Center. Winter Park Ski Resort is about a 45-minute drive from Wildacres so you can easily hit some of the best slopes in Colorado. Granby Ranch Ski Area is only 25 minutes away. You will love their family-style ski attitude.
Homes
Wild Acres has sixty-three developed single-family homes in the neighborhood, with twenty vacant lots. Wild Acres is 76% developed. Wild Acres does have an active HOA which keeps up with the neighborhood and its residents to ensure it stays in good shape. Most roads in Wild Acres are plowed by the county and natural gas is provided to the majority of the homes. The average acreage per lot in Wild Acres is three-quarters of an acre. Homes in Wild Acres have plenty of nature, privacy, and space. In 2021 six homes sold in Wild Acres with an average price being $950,000. Homes on the river will be several thousand more.
Short-term Rentals
Short-term rentals are allowed in this neighborhood, but you need to register with the county. Registration and fees are annual. Short Term Rentals are also for unincorporated parts of the county. The county does require a $25 fee per occupant (pillow fee).

Surrounding Neighborhoods and Community
Across the river from Wild Acres are 710 acres of Heritage Ranch and beyond that is High Pastorale Subdivision. The subdivision has 39 lots which on average are between two and five acres. Some lots are as large as eight and there are three larger lots. The neighborhood is 80 acres in size.
Location
Wild Acres is just a short drive away from the thriving town of Grand Lake. The town has much to offer with yearly parades, events, and firework shows. The stores are full of great mountain shopping as well as essentials. Some of the many events in Grand Lake are New Year's Eve Fireworks, Winter Carnival, Pond Hockey Classic, Memorial Day Parade, Fireworks on the Fourth of July, an Arts and Crafts event, Buffalo Barbeque Days, Summer music located in the town park, Rocky Mountain Repertory Theater, Halloween Events for kids, and a Christmas Tree Lighting event, as well as many more.
