The Shores of Shadow Mountain

The Shores of Shadow Mountain is the perfect lake neighborhood. Located directly next to Shadow Mountain Lake, this spacious and private area is a great location to settle in Grand Lake. Homes in The Shores of Shadow Mountain are outstanding and unlike any other neighborhood in Grand Lake. Greenridge boat ramp launches on Shadow Mountain Lake and is located almost directly next to The Shores of Shadow Mountain. There is another launch on Grand Lake near Adam's Falls. Grand Lake and Shadow Mountain Lake are the only two lakes that connect.

 

Shadow Mountain Lake is a beautiful man-made lake that has 1,346 acres of surface area. The lake can be used for many fun water and lake activities such as water skiing, powerboating, sailing, swimming, jet skiing, canoeing, kayaking, or anything else you're interested in. Shadow Mountain lake has one easy-access boat launch that is located on the South end of the lake and at Green Ridge Campground. Green Ridge Campground's boat launch is less than a five-minute drive from The Shores of Shadow Mountain. If you're getting on the lake there's plenty of space for activities and exploration. Shadow Mountain Lake connects to Colorado's largest natural lake, Grand Lake, through a canal and goes under Rainbow Bridge. Shadow Mountain Lake was made as part of the Colorado-Big Thomson project which helps flow water to over a million people. Shadow Mountain Lake offers plenty of fishing as well as campsites.

 

Having a boat launch directly next door is one huge benefit of living in The Shores of Shadow Mountain. The Green Ridge Boat Launch is a one-lane boat launch that is located nearly directly next to The Shores of Shadow Mountain. The boat launch is operated by the U.S. Forest Service. Boat inspections are required and use is only allowed when there is a Colorado Parks and Wildlife inspector present, there is also paid parking and restrooms.

 

Historic Grand Lake is a short drive from The Shores of Shadow Mountain, the town has many activities including shopping, parks, town events, and more. The amazing trio of lakes is all easily accessed from The Shores of Shadow Mountain. Grand Lake, Shadow Mountain Lake, and Lake Granby all offer plenty of fun and relaxation. Go out and explore 415 square miles of nature trails and views at Rocky Mountain National Park which is also a short drive from The Shores of Shadow Mountain. Granby Ranch skiing as well as the famous Winter Park Ski Resort are located nearby, the slopes are waiting for you with a 45-minute drive from The Shores of Shadow Mountain to Winter Park and a twenty-minute drive to Granby Ranch.

 

The community of The Shores of Shadow Mountain has a fantastic small very spaced-out feel to it. You won't have anyone watching over your shoulder as the homes are nicely spaced out. The area is also not near any other neighborhoods or buildings. As for Grand Lake's town and community you'll find plenty of great people and plenty of things to do. If you decide to spend most of your time in Granby there is plenty of shopping, skiing, and fun to be had.

 

The Shores of Shadow Mountain has a total of thirty-two homes with nineteen vacant lots. This makes the neighborhood 63% developed. Four homes were sold in 2021 in The Shores of Shadow Mountain as well as five vacant lots. The lowest price a property sold for in 2021 was $626,640 and the highest was $3,061,240. The average price of a home in the neighborhood was just over a million dollars. The average price of homesites is $156,000.
